NJ Beach House Rental For Wedding Reception

I live in NJ. I am planning on a September 2010 wedding. We`d like to get married on the beach and have our recpetion on the outside grounds of a rented beach house. Only about 9 people would actually be sleeping in the House, but there are about 60+ coming to the reception. Can anyone point me in a good direction? We`re on a VERY tight budget and dont want to spend more than about $3,500 for the house.
